The homeowners live in a small 2 bedroom, one bathroom home and wanted a space to be used as home office and entertainment quarters. We designed and built the largest ADU that the property allowed. Gave it high ceilings to make it more open, brighter and a large sliding door to provide an indoor/outdoor feeling. It took 3.5 months to built and about $250,000 including high end appliances and large custom sliding door and windows.

The mom of this couple was getting older, forgetting things and falling. The couple didn't want to loose marital freedom and the mom wanted to feel independent so bringing her to live in the house was not a good  idea, an aDU was an ideal option. We designed it with high ceiling, lots of windows to be very bright, with a handicapped access large bathroom, laundry closet and a full size kitchen. For the mom's safety we installed a self turn off stove and a concealed monitoring system. It took 4.5 months to build and including architect, engineers, permit, two retaining walls, grading, fencing and landscape it was $270,000

This home owner had a five bedroom, one bathroom house, which was difficult to rent. We decided to split the house in two, creating a three bedroom, two bathroom house and a three bedroom, two bathroom ADU. It will be a lot easier and financially better to rent two three beds, two baths. The rent went from $4,800 for the old house to $4,200 for the house and $4,750 for the ADU,

This client has a big backyard and was approaching retiring age so he wanted to increase the value of his house as well as getting the passive income. This is a 1,200sqft ADU in Walnut Creek with a large kitchen, living room, two bedrooms and two bathrooms.
