Benefits of having an ADU

In-law unit, nanny quarters, passive income, add equity to your home

What's an ADU?

An Adjacent Dwelling Unit (ADU) or guest house or casita is a small house built in your backyard. The ADU can be attached or detached to the house, can also be a part of the house or the garage can be converted to an ADU.

How would an ADU benefit you?

An ADU has multiple uses: it can be a safe and near home for elderly parents, for just graduated kids that are old enough that don't want to live "at home" but lack the income to live by themselves. It can also be used as nanny quarters or can be rented for a passive income in the thousands of dollars every month. An ADU also adds significant value when selling your house

What's the cost of building an ADU?

The cost of building an ADU varies as we need to keep in mind that an ADU is a house, a small one but still a house that needs blueprints, permit approval, a foundation, etc. It also needs to be connected to power, water and sewer

Building the ADU

How long does it take, how much does it cost?

The "paperwork phase"

This stage includes meetings with your project manager to design together your ADU and have your dream formalized on paper. This includes design, architect or drafter, structural engineering, energy engineering, soil study (if needed), and permitting with city or county, the sanitation department and the fire marshal

Building the ADU

On average it takes three to five months, depending on the square footage., an ADU can be from 350sqft to 1,200sqft A license contractor will build it, your project manager will coordinate all purchases, work with the utility companies, present you with options for finishing materials, oversee the inspections, etc. The construction cost will vary significantly based on the finishes (appliances, windows, doors, floor, tile, light fixtures, etc.) you chose

Connecting the ADU

The ADU is like an island which needs to be connected to the world. It needs to get power, water and be connect to the public sewer line. Our licensed contractor will connect all these and your project manger will oversee the work and communicate both with the contractor and the utility companies. The cost of these mainly depend of the distance from the sewer line, power and water meters to the ADU. The utility companies  may have charges based on the type of provisioning
